City Peak Conveyancing acts for buyers and sellers across Bankstown, Yagoona, Bass Hill and Georges Hall. Bankstown is our home ground, so we know what the City of Canterbury Bankstown planning certificates say about this area and what local contracts tend to include. Send us your contract before you sign or bid, and we will tell you plainly what you are agreeing to.
Buying an apartment in the Bankstown CBD
Most purchases in the Bankstown CBD are strata apartments, and a strata contract carries risks a house contract does not. Before you exchange, we look at:
- The strata report and the owners corporation records, for special levies, the size of the capital works fund and any building defect claims
- The by-laws, which can restrict pets, renovations, parking and short-term letting
- Quarterly levies, so you know the real holding cost alongside your loan
- Building defects and the bond scheme for newer towers, and whether rectification work is underway
We tell you what we found and what we would want answered before you commit. See how our contract reviews work.
Buying off the plan near the station
New apartment projects around the Bankstown station precinct are often sold off the plan, years before completion. Off the plan contracts work differently from an established purchase:
- The developer must give you a disclosure statement and draft plans before you sign, and those documents are what you are buying
- Residential off the plan contracts generally carry a 10 business day cooling off period, longer than an established home
- A sunset date sets how long the developer has to finish; we explain what happens if it passes
- Your finance is approved at settlement, not at exchange, so a lower valuation on completion matters
Selling in Bankstown
With the Sydney Metro now running from Bankstown and the new Bankstown Hospital under way, more owners are weighing up a sale. In NSW your contract and the prescribed documents must be ready before the property goes on the market. We prepare them with your agent, answer the buyer's enquiries, start your mortgage discharge early and settle through PEXA. Read about selling with City Peak.
Yagoona, Bass Hill and Georges Hall
Outside the CBD, most of our work is detached homes and newer duplexes. Parts of Georges Hall sit within council's catchment flood studies, so we check the flood notations on the planning certificate and explain what they mean for insurance and future building work.
How we work with Bankstown clients
Most matters run by phone and email, and settlement happens electronically through PEXA, so there is no trip to an office. If you would rather meet in person, Marcelino Assaf, our Principal Conveyancer, will come to you by appointment wherever suits you. Every file is supervised and signed off by him.
Common questions
FAQs
Do I need a conveyancer or a lawyer to buy in Bankstown?
A licensed conveyancer is qualified to handle the purchase or sale of property in NSW. If your matter needs advice beyond property, such as a family dispute over the property, we will tell you and point you to the right help.
Can you review a contract before an auction this weekend?
Yes. Auctions have no cooling off period, so the review has to happen before the day. Email the full contract, including the planning certificate, as soon as the agent sends it.
Do you act for properties outside Bankstown?
Yes, we act on property anywhere in NSW. Bankstown and the South-West are simply where we know the ground best.
City Peak Conveyancing acts on NSW property only. This page is general information, not advice about your circumstances.
