Licensed NSW conveyancerNSW property only

City Peak Conveyancing acts for buyers and sellers across the Blacktown council area, including Seven Hills, Quakers Hill, Schofields, Marsden Park and Riverstone. The north of the council area is full of new estates and house and land packages, while the south has established homes on large blocks, often with granny flats or room to build a second dwelling.

Those two markets need different checks. A house and land contract in Marsden Park is mostly about registration, building contracts and timing. A sale in Blacktown or Seven Hills is more often about old approvals, easements and what can be built on the land.

Buying land in a new estate

If the lot is not yet registered, you are buying land that does not have its own title yet. The contract will set a sunset date for registration. Until settlement, your money is tied up, so the timing needs to match your finance approval and your building plans.

Check too whether the land contract and the building contract depend on each other. If one falls through, you need to know what happens to the other, and to your deposit.

Buying a home with a granny flat

A granny flat adds value only if it was properly approved. If it was built without approval, the buyer may inherit the problem. We check the planning certificate and ask the seller for approval documents before you exchange.

Common questions

FAQs

Can you act on a house and land package in Marsden Park?

Yes. We review the land contract and the parts of the building contract that affect settlement and your deposit.

What happens if my land is not registered by the sunset date?

The contract may allow either side to end it. We explain what your contract says and how NSW law protects your deposit.

Can you check whether a granny flat is approved?

We check the planning certificate and request approval documents from the seller. If something is missing, we raise it before you exchange.

Do I need to visit an office?

No. We work by phone and email, and Marcelino can meet you by appointment.
