Buying an older apartment

Many Northern Beaches blocks were built in the 1960s and 1970s. Salt air is hard on concrete, so repairs to balconies, facades and waterproofing are common and expensive. The cost is usually shared through a special levy.

Before you exchange, the strata records should show whether work is planned, quoted or already under way. Read our guide to strata reports in NSW.

Buying on the coast

Some beachfront properties are affected by coastal erosion and coastal management controls. These can limit what you can build and may affect insurance. They are noted on the section 10.7 planning certificate, and we explain what they mean before you sign.

Selling a home with a pool

In NSW, a residential property with a pool generally cannot be sold without a valid pool certificate of compliance, a certificate of non-compliance, or an occupation certificate issued within the last three years attached to the contract. If yours is out of date, sort it before listing to avoid delays.

Common questions

FAQs

You are based in Bankstown. Can you act on the Northern Beaches?

Yes. Conveyancing in NSW is done electronically, so we act on property anywhere in the state.

What is a special levy?

A one-off charge the owners corporation raises for major works. In older beachside blocks, these are often for concrete and waterproofing repairs.

Do I need a pool certificate to sell?

In most cases, yes. A pool compliance document needs to be attached to the contract before you exchange.

Will you meet me on the Northern Beaches?

Yes, by appointment.
