City Peak Conveyancing acts for buyers and sellers across the Liverpool council area, including Casula, Edmondson Park, Moorebank and Prestons. Much of the work here is new: house and land packages, off the plan apartments and homes in recently released estates, which need different checks to an established home.
Liverpool sits at the centre of south-west Sydney's growth, with its CBD and health precinct, the Western Sydney International Airport at Badgerys Creek to the west and large new suburbs to the south. That growth brings opportunity, but also contracts with more special conditions than usual.

Buying in a new estate: what to watch
In new estates, you may be buying land that does not have its own title yet. The contract will usually include a sunset date, which is the date by which the plan must be registered. If it is not registered by then, either side may be able to end the contract.
In NSW, a developer who wants to rely on a sunset clause to end an off the plan residential contract generally needs either the buyer's consent or an order from the Supreme Court. We explain what your contract says, and what happens to your deposit, before you sign.
If you are buying a home that has just been built, ask for the Home Building Compensation Fund certificate and the occupation certificate. Without them, lenders may delay settlement and you may have less protection if defects appear.
Selling in Liverpool
If you are selling an established home in Casula or Moorebank, we prepare the contract with the section 10.7 planning certificate, title search and drainage diagram. If there is a pool, NSW law requires a pool certificate or other compliance document to be attached to the contract.

Common questions
FAQs
Can you act on a house and land package in Edmondson Park?
Yes. We review both the land contract and the building contract terms that affect settlement, including the sunset date and registration.
What is a sunset clause?
It is the date by which an off the plan property must be finished or registered. If it passes, the contract may be ended. NSW law limits when a developer can use it.
Is the cooling off period longer for off the plan in NSW?
Yes. Off the plan residential contracts have a 10 business day cooling off period, instead of the usual 5. See our cooling off period guide.
Do you need to meet me in Liverpool?
No, but we can. Most matters are handled by phone and email, and Marcelino will meet you by appointment if you prefer.
